Adani IHCL Hotel Deal: 8 Hotels Across 4 Indian Cities
The partnership will bring more than 2,000 rooms under the Taj, Vivanta, Gateway and Ginger brands to airport locations in Mumbai, Ahmedabad, Lucknow and Guwahati.
The Adani IHCL hotel deal will expand accommodation options around four major Indian aviation hubs, with plans for eight hotels comprising more than 2,000 rooms.
Announced on 29 October 2026, the agreement brings together Adani Airport Holdings Limited, or AAHL, and Tata Group hospitality company Indian Hotels Company Limited, or IHCL.
The properties will be developed across Mumbai, Ahmedabad, Lucknow and Guwahati. They are intended to serve business, leisure and transit travellers through a combination of hotel accommodation and supporting hospitality facilities.
Adani IHCL Hotel Deal: Where the Hotels Will Be Built
The agreement covers four IHCL brands, with the following distribution across the cities.
| City | Planned hotel brands | Number of hotels |
|---|---|---|
| Mumbai | Taj | 1 |
| Ahmedabad | Taj and Vivanta | 2 |
| Lucknow | Vivanta and Ginger | 2 |
| Guwahati | Taj, Gateway and Ginger | 3 |
| Total | Four brands across four cities | 8 |
Across the portfolio, the agreement includes three Taj hotels, two Vivanta hotels, one Gateway hotel and two Ginger hotels.
The companies have announced an aggregate capacity exceeding 2,000 rooms. Individual room counts for each property were not provided in the joint announcement.
Who Will Develop and Operate the Properties?
The partnership is structured as a multi-hotel operating agreement.
AAHL will undertake the development of the properties, while IHCL will operate them through its established hotel brands.
This division brings together airport development and hotel operations. Adani contributes the development platform around its aviation assets, while IHCL brings its brands and hospitality management capabilities.
For the companies, the arrangement provides a way to connect airport infrastructure with accommodation, dining and business services.
The eventual customer experience will depend on how effectively the properties combine accessibility, service quality and facilities suited to their locations.
Why the Partnership Uses Four Hotel Brands
The brand mix allows the development to address different travel budgets and expectations.
Taj represents IHCL’s luxury offering, while Vivanta serves the upscale segment. Gateway provides full-service hospitality, and Ginger addresses the midscale market.
The commercial logic is straightforward: travellers arriving at the same airport may have very different accommodation requirements.
A business visitor attending meetings, a family beginning a holiday and a passenger seeking an overnight stay may prioritise different services and price points.
The companies also plan facilities for dining, meetings, events, wellness and recreation across the portfolio. These offerings could help the properties attract demand beyond overnight accommodation.
How Far Have the Projects Progressed?
The hotels are at different development stages.
According to the joint announcement, the Taj property at Terminal 2 of Mumbai airport is under construction.
In Ahmedabad, the planned Taj and Vivanta hotels are at an advanced stage of construction. The announcement also identifies the proposed brands for Lucknow and Guwahati.
Business Standard, citing people familiar with the plans, reported that most of the properties were expected to become operational within three to four years.
However, the companies did not provide individual opening dates in their joint release. Property-specific schedules will be important for understanding when the planned rooms become available.
How the Hotels Fit Adani’s Airport City Strategy
The agreement forms part of Adani’s wider effort to develop commercial districts around airports.
In June 2026, Adani Airport City Limited announced a programme covering more than 655 acres across six airports, with approximately 22 million square feet of development planned in its first phase.
The broader programme includes Mumbai, Navi Mumbai, Ahmedabad, Lucknow, Jaipur and Guwahati. It combines hospitality with offices, retail, entertainment and convention infrastructure.
Adani outlined an investment of more than ₹20,000 crore for that first phase.
That amount applies to the wider Airport City programme. The companies have not disclosed a separate total development cost for the eight hotels covered by the IHCL agreement.
The distinction also explains why Navi Mumbai and Jaipur appear in discussions about the broader expansion, while this particular hotel agreement identifies four cities.
What the Agreement Means for IHCL
IHCL managing director and chief executive officer Puneet Chhatwal said the additions would take the company’s portfolio at key Indian airports to 25 hotels across its brands, including the planned additions.
The partnership also sits within a larger expansion programme.
In a separate update dated 27 October 2026, IHCL reported a portfolio of 670 hotels, comprising 390 operating properties and 280 in its development pipeline.
The company said it had signed 47 hotels and opened 20 during the first half of FY2027. It also indicated that it expected to reach its 700-hotel portfolio objective under Accelerate 2030 ahead of schedule.
These figures distinguish signed projects from operating hotels. The commercial contribution of the new airport properties will develop as construction is completed and operations begin.
Why Airport Hotels Have a Broader Business Role
An airport location can support several types of demand.
Passengers may need accommodation around flight timings, while companies may value meeting venues that are convenient for visitors arriving from different cities.
Restaurants, event spaces and other facilities can also attract customers from surrounding business districts and communities.
For an airport developer, these activities create opportunities beyond passenger processing. For a hotel operator, they provide access to several potential customer groups within one location.
The next milestones for the Adani IHCL hotel deal will be clearer opening schedules, property-level details and progress towards operations. Those developments will show how the announced portfolio translates into available rooms and hospitality services.
